The Lahore Development Authority (LDA) has officially implemented the amended rules of the 2019 building by-laws, issuing a notification for immediate enforcement. Here are the key highlights:
1. Grey Water Tank Mandatory for Houses Larger Than 10 Marla
In an effort to conserve clean water, the installation of grey water tanks has been made compulsory for residential units larger than 10 marla.
2. Approval for Apartments on 10 Marla and 1 Kanal Plots Withdrawn
The LDA has cancelled the approval process for constructing residential apartments on 10 marla and 1 kanal plots.
3. No Residential Apartment Maps to Be Approved for 10 Marla and 1 Kanal Plots
Going forward, maps for residential apartments on these plot sizes will no longer be accepted or approved.
4. Setback Requirements Restored for 10 Marla, 1 Kanal, and 2 Kanal Plots
The law requiring mandatory open spaces (setbacks) on all sides for these plot categories has been reinstated after a gap of five years.
5. Complete Ban on Residential Construction Using Pillars
The construction of residential buildings using pillar-based structures has been entirely banned.
6. Misuse of Pillar Construction for Commercial Buildings Addressed
In many cases, homes were converted into commercial buildings through pillar-based construction in collusion with town planning officials. The new rules aim to prevent such misuse.
7. Comprehensive Planning to Prevent Misuse of Regulations
A robust framework has been introduced to stop the exploitation of construction laws under the new amendments.
8. Mandatory Setback Spaces for All Residential and Building Maps
All residential and commercial building plans must now adhere strictly to the rules for leaving front, side, and back setbacks.
9. Commercial Maps to Be Approved in One Go, Not Stage-Wise
To streamline processes and reduce delays, the LDA has passed a law to approve commercial building maps in a single phase instead of stage-wise approvals.
10. Notification Issued for Immediate Implementation
All these amendments have been officially notified and are now in effect without any delay.
